How do you winterize a coastal beach house????

The answers are easier than you may think!!


First remember to test your HVAC before the colder months are upon us and make sure that your heating unit is functioning and most importantly blowing out warm air!! This can very simply be accomplished by simply turning your unit to 80 in the summer time prior to any threat of cool weather. Wait until you hear the unit click on and test by making sure warm air is blowing out of your vents. By taking care of this before you need to use your unit, you will not have the inconvenience of waiting for a provider during the cold.



Then move on to winterizing your air conditioning unit by making sure the condenser is free of all debris and rinsed off. By rinsing away any dirt or debris it will allow your unit to function properly and not stress the unit. How easy, just a simple cleaning makes a difference!


Now check to make sure exposed pipes are insulated, cover all exterior faucets and drain all water lines including your sprinkler system. Homes raised off of the ground with pipes exposed to exterior weather will need to be insulated in order to prevent the pipes from busting. The next step you can take is covering all exterior faucets to prevent freezing and busting. After your water is off, open all faucets to drain all remaining water. And don't forget to drain those sprinkler lines as well by turning them on to flush the system.

Finish up by cleaning and inspecting your chimney system to make sure it is clear and not a fire hazard and also that the downdraft is working so that you do not let in any unwanted cold weather! Finally clean and cover your outdoor furniture and grill, move in any freeze intolerant plants and drain all fountains or water features.
